Air conditioning, done right

When the desert hits 110°, your AC is critical infrastructure.

When the desert heat hits 110°, your AC is the difference between a comfortable home and a dangerous one. M&M Mechanical Inc. has been keeping Southern Utah cool since 1992. We diagnose problems honestly. Sometimes it's a $30 capacitor, not a new compressor. And we install systems sized correctly the first time using Manual J load calculations.

Our trucks roll out of our Washington shop fully stocked with the parts that actually fail in this climate: capacitors that bake out at 115° attic temps, contactors pitted from monsoon-season power blips, blower motors clogged with red dust. About 70% of repair calls are finished in a single visit because we don't have to leave to pick up parts.

When a system has reached the end of its run, we'll show you the repair-vs-replace math on paper. New high-efficiency systems (16+ SEER2) typically cut summer electric bills by 25–40% in our climate, and current federal credits and Rocky Mountain Power rebates can take a meaningful bite out of the upfront cost. Read more about what SEER2 ratings actually mean or how to size your next AC correctly.

Why M&M Mechanical Inc.

A different kind of HVAC company.

We don't run on commission, we don't have a call center, and we don't pretend a $30 capacitor is a $4,000 problem.

AC repair & installation FAQ

How long does most AC repair take?
Most residential AC repairs are wrapped up in a single 1–2 hour visit. The common failures, like capacitors, contactors, low refrigerant from a small leak, and blower motors, are parts we keep stocked on the trucks. Compressor or coil replacements take longer, but we'll tell you up front before any work starts.
How much does a new AC system cost in St. George?
For a typical Southern Utah home, a complete AC replacement (condenser, coil, line set, and labor) ranges from roughly $6,500 to $12,000+ depending on size, SEER2 rating, and whether ductwork or electrical needs work. We do free in-home estimates and walk you through the math on each tier. No pressure, no commission salespeople.
When should I replace my AC instead of repairing it?
The honest rule of thumb: if the system is past 12–15 years old and the repair cost is more than 30–40% of replacement, replacement usually wins on a 5-year horizon. Compressor and evaporator coil failures on older R-22 equipment almost always tip toward replacement, since the refrigerant alone has gotten brutally expensive.
What size AC do I need for my home?
Square footage alone is a bad proxy. Proper sizing uses a Manual J load calculation that accounts for insulation, window orientation, ceiling height, duct leakage, and our specific desert climate. Oversized AC short-cycles, never pulls humidity, and wears out compressors. We do the calc on every install, so there's no guessing.
Do you service mini-splits and ductless systems?
Yes. We install and service Mitsubishi, Daikin, LG, Fujitsu, and other major mini-split brands. Ductless is often the right call for additions, casitas, garages, and homes where running ductwork would be invasive or expensive.
Do you offer same-day AC repair?
On most calls, yes, especially for repeat customers and during the summer rush when we run extended hours. Call as early in the day as possible. If we can't get there same-day, we'll tell you immediately rather than stringing you along.
