Commercial & industrial

When downtime is revenue, you need a contractor who picks up the phone.

We've been the contractor of choice for property managers, restaurants, retail tenants, and light industrial clients across Washington County for over three decades. Our shop fabricates ductwork in-house, which means tighter schedules and fewer change orders.

We service rooftop package units, split systems, walk-in coolers and freezers, makeup-air units, exhaust fans, and process equipment. Our shop fabricates ductwork in-house, which compresses commercial schedules and lets us turn around custom transitions and grease ducts without waiting on outside fab shops. For T.I. work, we coordinate directly with GCs, electricians, and inspectors so HVAC isn't the trade holding up the punch list.

Most of our commercial clients started with a one-off repair call and stayed for the maintenance program. We have property management portfolios, restaurants, medical offices, and light-industrial clients who've been with us for 20+ years. The reason is simple: when their equipment goes down, we show up, and when it doesn't, we keep it that way.

Maintenance contracts

PM agreements that actually prevent failure.

A reactive HVAC strategy on commercial equipment is expensive math. Compressors that fail in mid-July under load are 2–3x the cost of a planned replacement scheduled for April. RTU belt failures take down whole zones at the worst possible moment.

Our PM agreements are tailored to your equipment, occupancy, and risk tolerance. We log refrigerant pressures, current draws, and superheats every visit so we can see trends. A slow refrigerant leak shows up months before it cripples cooling capacity. Read the commercial maintenance checklist we use on every visit.

Twice-yearly site visits

Spring AC commissioning, fall heating tune-ups, plus quarterly filter service for high-occupancy spaces.

Priority dispatch

Contract clients jump the queue. Same-day response during business hours is the norm, not an exception.

Equipment health logs

We track pressures, currents, and runtime. Trends point us at problems before they become emergencies.

Predictable budgeting

Annual contracts with optional repair-cost caps make HVAC line-itemable for finance teams.

Commercial HVAC FAQ

Do you offer preventive maintenance contracts?
Yes, and they're how most of our commercial relationships start. Standard PM agreements include twice-yearly RTU service (spring AC and fall heating), filter changes on your schedule, belt and motor checks, refrigerant pressure logs, and priority dispatch when something does fail. Pricing scales by unit count and equipment age. We custom-build agreements for restaurants, retail, light industrial, and property management portfolios.
Can you fabricate ductwork in-house?
Yes. We have a sheet metal shop on-site at our Washington facility, which means we cut and assemble ductwork to spec without waiting on outside fabrication shops. For T.I. work and commercial new construction, this typically saves 1–3 weeks on schedule and lets us turn around custom transitions, plenums, and grease ducts faster than competitors who sub it out.
Do you do restaurant grease duct and exhaust hood work?
Yes. We install Type I (grease) and Type II (steam/heat) hoods, fabricate code-compliant grease duct runs, and coordinate with the makeup-air units that have to be balanced against the exhaust. Health-department and fire-marshal sign-off is part of the deal, and we know the local inspectors and what they look for.
How fast can you respond to a commercial AC failure?
Maintenance-contract clients get priority dispatch, typically same-day and often within 2–4 hours during business hours. Non-contract emergency calls depend on the season and our load that day, but we generally get a tech onsite the same day during summer and within 24 hours otherwise. Restaurants and medical clients get bumped to the front of the queue.
Do you handle commercial gas line installation?
Yes. We pull permits and install commercial gas lines for rooftop units, kitchen equipment, and process equipment. Our techs are licensed for both natural gas and propane work, and we coordinate with Dominion Energy on meter sizing and service entrance work when an upgrade is required.
Can you handle multiple sites or a property portfolio?
Yes. We service property managers with multi-building portfolios across the metro. Standardized service reports, consolidated billing, and a single point of contact at our shop make portfolio management straightforward. We have clients who've been on the same maintenance program with us for over 20 years.
